A Spa: how much does it cost?

Whether it is the question of the creator's dream that is at last within one's reach, a change of profession to start on a new professional path or an investment that has become necessary to manage the competition serenely; in just a couple of years, creating one's Spa has become an activity that is more and more common if one goes by the increasing number of inaugurations as much in the hotels as in the cities.

The creator has to face many questions and amongst these, often, the first that springs to mind is: "how much does it cost?" The answer may vary considerably depending on the interlocutor who answers his query. The advice received from here and there from the professionals engaged in Spa universe ranges from 1700 € to over 4 500 € (or a budget of over 8 000 €/ m2 for a high-end project in Tokyo). The ratio that is cited is often 2 500 € per m2, but what does it actually include given that each Spa project wishes to be unique?
Without taking into account that one must not under-estimate certain data at this stage of estimate that will be retained: Is the surface expressed in terms of useful m2, TNFA, are the technical premises included or not?
Therefore, it will be simplistic to remain at this level; the real question that one must ask oneself should rather be: "how to make my investment profitable?" So, here are some reference points to which the creators must pay attention in order to go further.
First and foremost, remember this, the prior feasibility studies are obligatory whether you decide to carry them yourselves or to take the help of a Spa consultant: what is the level of activity that you wish to achieve? What are the turnovers and means that you are looking at? What are the objectives in terms of profitability? Validation of design, market surveys, clientele and competition, formalisation of your development plan actually constitute the first compulsory phase of your project.
